Off plan properties are apartments, townhouses, villas or any other building type, to be constructed by a developer. An off plan property is complete in terms of its detailed plans and specifications - it and its surroundings are fully defined. However work on its construction will not yet have started and the degree to which this is the case will vary. Possibly the site will have been fenced and infrastructure services installed, possibly foundations will be being dug, or other parts of the development already be being built, or finished.
 

Off plan properties are often priced below their eventual market value by developers at the outset of a development. Off plan sales deposits and reservation payments help their cash position and the numbers sold encourage their funding source. There is a recognised investment strategy that consists of 'buying' (more accurately, reserving) off plan at relatively low expenditure at below market value, waiting for the development to emerge to a near complete position, and then selling-on at not just market value, but an enhanced value.

For purchasers who intend to occupy as well as invest, an off plan decision can be a fruitful medium-term move. You will have to wait while the development is finished before you can occupy, but you will then have a brand new property, bought at the market price from (say) two years ago, that you can use now, or at some later time, renting out for a part of, or the whole, year.
